Privacy Policy

Beyond Homes (“Beyond Homes”, “we”, “us” or “our”) is a real-estate advisory based in Gachibowli, Hyderabad 500084, India. We help buyers and investors discover and purchase residential and commercial properties from developers and owners.

For the personal data described in this policy, Beyond Homes is the Data Fiduciary under the Digital Personal Data Protection Act, 2023 (“DPDP Act”): we decide why and how your data is processed.

This policy applies to personal data we collect through this website (including property pages shared with you as links), and through the phone calls, WhatsApp messages and emails that follow an enquiry made on it. It does not apply to other websites we link to, which have their own policies.

Information you give us. When you request a callback or contact us, we collect your name, phone number, email address (optional), your message, and the property you enquired about. If you speak to us afterwards, we may also note your requirements, such as budget, preferred locations and configuration, and your availability for site visits.

Information collected automatically.

• We count how many times each property page is opened. This is a single number per property and is not linked to you.
• Your browser's session storage remembers, for that visit only, that you have seen our opening animation and which property pages you have already opened, so they are not counted twice. This stays on your device.
• Our hosting providers automatically keep standard technical logs (such as IP address, browser type, the page requested and the time) to run the website securely and reliably.

What we do not collect on this website. We do not take payments, and we do not ask for bank, card, Aadhaar, PAN or other identity documents here. If you later go ahead with a purchase, any documents required by the developer, bank or law are collected separately, for that purpose only, and handled in line with this policy.

We use your personal data only to:

• respond to your enquiry and call you back;
• share details, prices, brochures and availability of the property you asked about and of similar properties;
• arrange and coordinate site visits and meetings with developers or owners;
• support you through negotiation, documentation and handover if you decide to buy;
• keep internal records of enquiries and follow-ups;
• keep the website secure, prevent misuse and spam, and improve our service;
• comply with applicable laws, regulations and lawful requests from authorities.

We do not sell your personal data, and we do not use it for automated decision-making or profiling.

We process your personal data on the basis of the consent you give when you submit an enquiry, and for the specified purpose for which you voluntarily share it, as permitted by the DPDP Act. You may withdraw your consent at any time by writing to us at contactbeyondhomes@gmail.com. Withdrawing consent does not affect processing already carried out, but we may no longer be able to assist you with your enquiry.

When you submit an enquiry, you agree that we may contact you by phone call, WhatsApp, SMS or email about that enquiry and about properties that match your requirements. We follow the Telecom Commercial Communications Customer Preference Regulations, 2018 for calls and messages.

You can ask us to stop at any time by replying “STOP” on WhatsApp or SMS, telling us on a call, or emailing contactbeyondhomes@gmail.com. We will then contact you only if you ask us to.

We share personal data only as needed for the purposes above:

• Developers, builders and property owners of the properties you are interested in, to arrange site visits, share availability and process a booking, and only with your knowledge.
• Service providers who process data on our behalf under contract: Supabase (our database, hosted in Mumbai, India), Vercel (website hosting and content delivery), Google (maps shown on property pages), YouTube or Vimeo (walkthrough videos, which load only when you press play) and WhatsApp (when you choose to message us there).
• Authorities, courts or regulators, where required by law or to protect our legal rights.
• A successor business, if Beyond Homes is merged, acquired or restructured, subject to this policy.

Some of these providers may process data outside India. Where that happens, we transfer data only as permitted under the DPDP Act and any restrictions notified by the Government of India.

The public website does not use advertising cookies, tracking pixels or analytics cookies. It uses your browser's session storage only as described in section 3. The admin area, used only by Beyond Homes staff, uses essential cookies to keep staff signed in.

Embedded content from third parties, such as Google Maps on property pages, or a YouTube video after you press play, may set its own cookies under that provider's privacy policy. Walkthrough videos use YouTube's privacy-enhanced mode.

We keep enquiry details for as long as needed to respond to you and follow up, and in any case for no more than 24 months after our last interaction with you, unless a transaction is in progress or the law requires us to keep records for longer. After that, we delete or anonymise the data. Technical logs are kept by our hosting providers for short periods in line with their own policies. If you ask us to erase your data, we will do so unless we are legally required to retain it.

We use reasonable security practices in line with the Information Technology Act, 2000 and the DPDP Act. These include encrypted connections (HTTPS) across the website, a database that only authorised Beyond Homes staff can read, access rules that keep enquiries private, and password-protected staff accounts.

No method of transmission or storage is completely secure. If a personal data breach occurs, we will inform the Data Protection Board of India and the people affected, as required by law.

Under the DPDP Act you have the right to:

• obtain a summary of the personal data we hold about you and how it is processed;
• have inaccurate or incomplete data corrected, completed or updated;
• have your personal data erased, unless we must keep it by law;
• withdraw your consent at any time;
• have your grievances addressed by us;
• nominate another person to exercise these rights on your behalf in the event of your death or incapacity.

To exercise any of these rights, email contactbeyondhomes@gmail.com from the email address or with the phone number you used to contact us. We may need to verify your identity. We will respond as soon as possible, and in any case within 30 days. If you are not satisfied with our response, you may complain to the Data Protection Board of India.

This website is intended for adults. We do not knowingly collect personal data from anyone under 18. If you believe a child has sent us their details, please contact us and we will delete them.

Our website links to other websites, including the Inrcircle community (inrcircle.in), developers' websites, Instagram and WhatsApp. These are run by others and have their own privacy policies; we are not responsible for how they handle your data.

We may update this policy from time to time, for example when the law changes or we change how we work. The latest version will always be on this page, with the date it was last updated. If the changes are significant, we will take reasonable steps to let you know.
